The UAE Golden Visa offers ten year residency to investors, skilled professionals, and outstanding students, and Indians are among its largest recipients. This guide explains each relevant category, the actual costs involved, and how the application works step by step.
The UAE Golden Visa is a ten year renewable residence visa that lets you live, work, and study in the Emirates without a local sponsor. Since its expansion, Indians have become one of the largest groups of holders, and for good reason: the categories map well onto the profiles of Indian investors, tech professionals, doctors, and high achieving students already connected to the Gulf.
It is worth stating plainly what the Golden Visa is not. It is not citizenship, it does not guarantee employment, and the ten year label does not mean ten years of guaranteed anything beyond residency rights. What it does offer is stability: no sponsor to tie you to one employer, the ability to sponsor your family, and the freedom to stay outside the UAE for more than six months without losing residency, which standard visas do not allow.
The categories most relevant to Indians
Investors qualify through real estate or business investment. The commonly cited threshold is a property investment of AED 2 million (roughly 4.5 crore rupees), though off plan properties from approved developers with sufficient paid value can also qualify. Business investors and entrepreneurs with approved startup projects form a separate track with its own evaluation.
Skilled professionals qualify on salary and role. The headline requirement is a monthly salary of AED 30,000 or more in the UAE, a bachelor's degree, and employment in a qualifying skilled occupation, typically at the first or second occupational level. Doctors, scientists, and specialists approved by UAE bodies have dedicated tracks with slightly different criteria. Outstanding students, including Indian graduates of UAE universities with strong GPAs and top ranked Indian university graduates in some cases, can qualify through the student track.
- Real estate investors: property worth AED 2 million or more, with approved off plan options
- Business investors and entrepreneurs: approved projects evaluated by UAE authorities
- Salaried professionals: AED 30,000+ monthly salary, degree, and qualifying occupation level
- Specialized talent: doctors, scientists, and creative professionals with official approvals
- Outstanding students: high GPA graduates from UAE universities and select global institutions
Costs, in plain numbers
Application costs are frequently misunderstood. Government fees for the Golden Visa itself are usually around AED 2,800 to AED 3,800 depending on whether you apply from inside or outside the UAE, plus medical fitness test fees of a few hundred dirhams and Emirates ID charges. If you use a typing center or consultancy, service charges add to this. These figures are approximate and change, so confirm current fees before budgeting.
The real cost is rarely the visa fee. For investors it is the AED 2 million property. For professionals it is meeting and sustaining the salary threshold. And for everyone, there is the cost of documentation: attested degrees, translated certificates, and police clearance certificates from India, each with its own fee and timeline. Budget for the full picture, not just the application form.
How the process actually runs
Most applications go through the Federal Authority for Identity, Citizenship, Customs and Port Security (ICP) or the General Directorate of Residency and Foreigners Affairs in Dubai, often via the ICP website, the UAEICP app, or an Amer center. The sequence: check your eligibility category, gather attested documents, submit the nomination or application, complete the medical fitness test and biometrics, and receive the visa, which is now commonly issued without the old passport sticker, linked to your Emirates ID.
From India, the practical steps that slow people down are document attestation and the police clearance certificate. Indian degrees need attestation through the standard chain, and the PCC comes from the passport office or Indian mission. Start these early; they routinely take longer than the visa processing itself.
Honest caveats before you commit
A Golden Visa does not create a job, a business, or an income. We see Indian applicants treat it as a trophy and then discover that Dubai's job market is competitive and its cost of living is high. If you are applying as a professional, secure the role first or have a genuine plan. If you are investing, evaluate the property as an investment, not as a visa ticket.
Residency decisions rest entirely with UAE authorities, and categories, thresholds, and fees are revised from time to time, so verify the current rules on the official ICP portal before applying. The Golden Visa is a strong instrument for people who already have a foothold in the Emirates. It is an expensive gamble for people who do not.
